This project presents a design that elevates the vision of architecture as an art form, showcasing attention to detail, technical expertise, and maturity through the direct use of pigmented concrete, giving the structure a unique character. With a clear architectural expression, the natural qualities of the material are highlighted, and its form is manipulated to create a modern façade system that also serves the functionality of the tower. The combination of materials results in an impressive mix: the black exposed concrete panels contrast with the glass, creating a fascinating balance between the strength of the concrete and the fragility of the window panes.
The project presents a complex program as it accommodates a range of functions with completely different characteristics, such as the Hampton hotel chain, high-end residences, and commercial spaces. The result is an architectural work that, through its spatial and volumetric distribution, responds effectively to the programmatic and spatial needs.
The site's topography plays a decisive role in the perception of levels and access points. The main entrance to the hotel and residences is located on Catalina Aldaz Street, which has a gentler slope and is accessed through a semi-plaza that blends harmoniously with the public space. Meanwhile, Portugal Street, with its steeper slope, provides access at the sidewalk level to the commercial spaces. These topographical differences are resolved through the continuity of the sidewalk design.
The project's main façade stands out due to its vertical stepped design. Combined with the tectonic expression of the black concrete pigmented with iron oxide, it gives the building a monumental yet stylistically elegant character. This material not only adds texture and depth but also gives the project a modern and minimalist aesthetic. The façade achieves balance with the strategic distribution of its windows, allowing natural light to filter and disperse through the building’s levels, creating bright and pleasant interior spaces. Externally, the stepping creates a play of light and shadow that enlivens the façades, altering their perception throughout the day.
From the exterior—on the ground floor—access to the hotel (lobby), basements, and residences is through the semi-plaza, while the lower section (along Portugal Street) provides access to the commercial spaces. The next nine floors house the Hampton by Hilton hotel rooms, adhering to the specific standards of the chain (135 rooms). Following this, two floors of high-end residences (16 units) lead up to a green oasis on the rooftop that includes amenities and social areas, allowing both hotel guests and residents to enjoy the surrounding views.
Hampton by Hilton, it is the first hotel in Ecuador to receive EDGE ADVANCE certification, certified by GBCI (Green Building Certification Inc.), achieving a 52% energy savings, 38% water savings, and 42% less embodied energy in materials, which contributes to a reduction of 248.48 tCO2/year in operation. To meet these parameters, design strategies were applied within the project, including facade glazing, balancing natural light and ventilation while minimizing thermal losses; natural ventilation through strategically placed operable windows; spatial layout based on the strategic location of spaces within the building, enhancing illumination, ventilation, and thermal comfort; and adaptive comfort, which is based on the human ability to adapt to the space through design. These strategies facilitated the fulfillment of passive design principles, significantly reducing the dependency on mechanical systems for heating and cooling, thus ensuring sustainability and eco-efficiency in the design.
